This website has been set up for all HRN residents wishing to be kept informed on what is happening within Heritage Ridge North, Hobe Sound. It is primarily centered around HRN's HOA to ascertain what is happening in our community and update residents of any legalities involving the HRN HOA. Set up and managed by residents, you will be able to review board meetings and have access to any litigation/fine meetings that may be shared by other residents. This website was set up by Leigh Cobb, a single, 5ft 2in 51 year old British female, a resident of Amherst, as a result of being singled out by HRN's President who initiated a resolution that any independent Board meeting recordings must be shared with the board within 48 hours. Unedited videos recordings are uploaded and available for any resident to download, at their leisure, and wish to be informed of HRN HOA's meetings.
An apparent prevailing perception is that the HRN HOA BODs may be reluctant to share information about Board Meetings’ agendas and actions. There are two small message sheets placed at the HRN pool pavillion area only, utilized by less than 5% of residents. Members are poorly advised as to when and where HRN board meetings take place.
No signage is placed at any conspicuous place within the community, nor emails sent to those residents who have agreed to that means of correspondence.
I believe:
- All residents should be treated with respect and courtesy regardless of their nationality, religion, color, beliefs and opinions.
- Elected HRN Board Members should be supportive of all residents to ensure their safety and lifestyles are assured and maintained.
- The HOA BODs should not be seen as an all-powerful body with ‘police authority’ and should stay within their fiduciary duties while acting in the best interests of their respective ‘villages.’
- Transparency regarding HRN financials should be an open discussion.
Personally, as a resident, I have been singled out by the HRN HOA.
To provide full transparency, I initiated a pre lawsuit ADR. Unsurprisingly, this reached an impasse. I will be uploading several communications on this website and will update with any queries received. All opinions, words and content of this website are only that of Ms. Leigh Cobb, owner and operator of this website.
Any resident who wishes to respectfully discuss what’s happening can contact me below or at 561-668-3692.
I am a single, 5ft 2in British female and moved into my home in 2021, I decided to have hurricane windows and doors installed, new siding all around, new skylights, new landscaping, a new garage door, new exterior lighting and a new mailbox. At no time, not once, was I asked for a HRN LARC form. I contacted the HRN HOA several times regarding the mess I had to look at on the side of the Dawleys house: the 8 private property signs drilled to their palm trees and the signs posted at the rear of the yard. I never received a reply or acknowledgment.
On the advice of the Sheriff and Martin County Head of Building Control, I installed a fence for my own safety, I am a female living alone. The abuse at this stage had esculated to aggressive comments. The fence was installed with Amherst LARC approval and a permit from MC Building Dept, as I had for all other home improvements, nothing different. Two weeks later, HRN sent me a certified letter asking for their LARC form, a form I had never even seen before. This was the start of what can only be described as a vendetta against me by the HRN POA. a $1000 fine, resolutions passed aimed directly at me and distributed to only me. This is by a board that had only one member approach me to get my side of the story.
This re-bar was one of 6, hammered directly against my brand new siding with caution tape running the whole length of the boundary. This was reported to and ignored by HRN. Rumours spread at the afternoon pool gatherings tainting my reputation and ensuring more lies are spread concerning me. Another resolution was passed on 03/19/24, again aimed solely at me, making information more difficult for all residents to obtain. Over $10,000 has been spent by HRN on attorney fees to date. An HOA is owned by its members, who are entitled to all and any information. Why would any HOA want to dissuade its members from accessing information? You may not, at this point, be affected by the HOA, but anyone can become a victim at anytime.
The lawsuit will shortly be filed against HRN HOA
Due to the many, many false, misleadings and denials, any interaction with HRN is recorded. On 3/18/24 Mrs Gorman left a simple request for info at the office of HRN. This was politely recorded by her husband. This 23 second video shows the form being dropped off. In the HRN board meeting of 3/19/24. P.Mallon, HRN rep for Amherst, described Mrs Gorman as "despicable" for instigating the apparent resignation of the PT HRN admistration assistant soley on this interaction.
This resolution was given to the 13 community board members, not devised by, but given to them by the President. They were then asked to vote on it at the opening of the March 21st 2023. board meeting. I was then given the notice when I entered the room some 5 minutes later. This has never been distributed to the HRN community of some 800 plus homes.
